Foreclosure Prevention
North Carolinians who have lost their job or are facing certain temporary financial hardships can apply for assistance through the N.C. Foreclosure Prevention Fund™ while they seek or retrain for a new job. For qualified homeowners, the Fund can provide an interest-free loan of up to $36,000 to pay your mortgage and other related expenses for up to 36 months.
The N.C. Foreclosure Prevention Fund™ is financed through the U.S. Department of the Treasury’s Hardest Hit Fund®. The N.C. Housing Finance Agency offers assistance in partnership with participating HUD-approved housing counseling agencies. Homeowners needing assistance should call 1-888-623-8631 or go to www.NCForeclosurePrevention.gov to find a participating counseling agency in your area.
The N.C. Foreclosure Prevention Fund™ is largely based on the smaller, successful Home Protection Program funded by the General Assembly in 2004 to help workers who lost their jobs as the result of plant closings and other changing economic conditions. The N.C. Housing Finance Agency operated the program, providing loans to displaced workers while they seek or train for new jobs. The Home Protection Program assisted more than 700 homeowners in preventing foreclosure. In addition:
- Nearly 1,000 homeowners benefited from a 120-day stay-of-foreclosure
- $89.8 million of property was saved from foreclosure
- More than 6,000 homeowners benefited from financial counseling.
If you have received a 45-day pre-foreclosure notice, the State Home Foreclosure Prevention Project (SHFPP) offers free help, including housing counseling, access to legal services if your income is low, and assistance working with your servicer. You are eligible for assistance whatever the cause of your pending foreclosure – the reason does not need to be related to your employment. There are no credit restrictions for this help.
The SHFPP coordinates HUD-approved housing counseling agencies, state and federal agencies, legal assistance organizations, mortgage servicers and community organizations to provide the resources you need to avoid foreclosure. The program was created by the General Assembly in 2008 and is administered by the North Carolina Housing Finance Agency, a self-supporting public agency.
