Housing Counseling Resources

Some of your clients may need to resolve credit issues or may want to know how they can best attain their housing goals. Housing counselors exist to provide these services. One-on-one discussion with a professional can provide valuable information, advice, and assistance. The counselor can provide pre-purchase counseling if the home purchase is in the future, mortgage default counseling, financial management advice, and other forms of housing assistance. Housing counseling is designed to help improve current housing conditions and to understand the responsibilities of home ownership.

Often, the housing counselor continues to work with the borrower until the mortgage closes. Some counselors also may provide post-purchase counseling, which instructs borrowers on maintaining their homes and preventing mortgage defaults.

The U.S. Department of Housing and Urban Development (HUD) maintains a list of agencies in North Carolina approved to offer housing counseling services to first-time home buyers, homeowners and senior citizens.

If you have a client who doesn’t qualify for our programs and is considering a high-cost loan, the client will need to receive counseling from a North Carolina Housing Finance Agency-approved counselor under North Carolina's predatory lending law (G.S. 24-1.1). The counseling is designed to ensure that the buyer fully understands the material terms of the loan, and the amount of fees and costs associated with it.
